As you can see from the floor plan, the home is relatively small, making it even more essential to provide as much functionality as possible within the design. Given the central circulation between the two areas, the space should be generous yet proportionate to the adjoining rooms. Observe how the space is sloppy between the great room and kitchen. Notice the location, sizes, and amounts of windows and how they have little or no relationship to the interior layout, especially regarding balance and alignment. However, since guests typically enter a home through the front door, it would be more appropriate for the door to hinge on the opposite side, directing the movement towards the great room. Instead, it becomes a journey of exploration and discovery.Īs designed, the directional swing of the front door would naturally create movement toward the kitchen. One of the most fascinating aspects of this process is that there is never just one way to solve a problem. MORE THAN ONE WAY TO SOLVE A SPATIAL CHALLENGEĭesigning a floor plan is dynamic and iterative, driven by the quest for optimal solutions to spatial challenges. If you love analyzing floor plans, before scrolling down to the design solutions, see if you can identify the challenges each number represents and then sketch or make a mental note of how you would resolve the issues. *Notice the dotted line highlighting the area discussed in this post. In the graphic below, I've included the before floor plan with corresponding numbers pointing out the design problems. The deliverables for the Floor Plan Review services include loose overlay floor plan sketches showing potential solutions rather than CAD drawings which are reserved for full-service projects, only. Please note, this was done after the fact and for teaching purposes only. Like with every Floor Plan Review, before meeting with the virtual clients, I prepared redline notes for the entire set of floor plans (whole house review), pointing out the troublesome areas, as well as overlay sketches showing potential ways each problem could be solved.įor the purposes of this post, I cleaned up the overlay sketch presented to the virtual client by having a design assistant draw my suggestions in CAD. That way, the information is more digestible. For this post, we'll focus on Part 1, the first group of rooms, and then next week, we'll review Part 2, the primary suite. I've divided the floor plan into two general areas, with the first one being the great room, kitchen, and dining nook and the primary suite being the second area. To illustrate this important point, for this week's article, I'm sharing some before and after floor plans from a recent Floor Plan Review, starting with the design problems shown in the submitted floor plan, and then we'll review the proposed solutions. Moreover, subtle modifications can optimize liveability, and spatial flow, enhance usability, and elevate aesthetic appeal. Small changes can significantly improve the quality of a floor plan, transforming how it functions, feels, and looks in the built space. When it comes to floor plan design, minor adjustments can often make a big difference in the project's success.
